Electrical appliances
Property owners have a duty of care for electrical systems and appliances and should ensure that they carry out a sight check annually to ensure that there is no wear and tear on leads etc. An annual PAT test on appliances should also be undertaken by a competent person. Major installations should be carried out by a qualified electrician and regularly checked by an electrician belonging to the National Inspection Council for Electrical Installation.
Furnishings
All furnishings must comply with the Furniture and Furnishings (Fire Safety) Regulations 1998.
Gas
All appliances must confirm to the current legislation and be maintained safely. An annual safety check must be carried out by a CORGI registered fitter and a copy of the record displayed in the property.
Insurance
Property contents insurance must include public liability cover. Please ask one of our Property Portfolio Managers for details or check our Useful Links page for suitable companies.
Fire risk
A fire extinguisher and blanket should be fixed to the wall between the cooker and kitchen exit.

Access statements
A requirement of Visit Britain is that properties carry out an assessment of their accessibility to disabled visitors. We then publish these for information on our website.
