Rose Cottage is a stunning grade II listed building which is over two hundred years old. It has been converted into a comfortable and stylish property of generous proportions with much attention to detail. It is situated in a great location for exploring Cornwall with many tourist attractions, beaches, fishing villages and ports such as Padstow, Rock and Newquay all no more than 30 minutes away.

The village of St Mawgan is perfectly situated between Mawgan Porth and Watergate Bay where you can enjoy the Extreme Sports Academy and Jamie Oliver inspired Fifteen restaurant. St Mawgan really is a beautiful Cornish village lying in a peaceful valley near the North Cornish coast. With the local shop providing picnics for days out, several craft shops and antique shops, village green, river running through the village, three beautiful churches, a riding stables nearby, and the award winning Falcon Inn pub offering fantastic food and drinks, this really is a perfect location.

The welcome pack is a treat and includes; Tea, coffee, milk, juice, wine, cheese and snacks. Fresh flowers are also out on arrival for guests and the cottage is dressed for Christmas.

Please note: Rose Cottage is a period property with restricted head height in places, and a few steep steps and changes of level within the ground floor accommodation that may not be suitable for toddlers.

Living

  • The living area has retained all original features such as low beam ceilings and open fireplace.
  • Furniture is a mixture of antique and modern.
  • 2x three seater sofas with a matching armchair.
  • Entertainment is provided by a TV with DVD player.
  • A selection of games, toys and books are provided for guests use.

Study

  • A separate study features a computer with a wireless broadband internet connection, printer and fax.
  • There is also a telephone with free evening and weekend calls to UK landlines.

Kitchen

  • The country style cottage kitchen features integrated fridge, freezer and dishwasher, plus electric oven and hob, kettle, toaster, hand blender, pots, pans, cake tins, scales, beautiful white china, red and white wine glasses, champagne flutes, serving dishes and lots more. The utility room features an additional fridge, microwave, washer and dryer.

Dining

  • The dining room is furnished with a beautiful large wooden table and 8 chairs which are perfect for entertaining and features a wood burning stove plus stereo.

Master Bedroom

  • Features a super kingsize bed.
  • An additional television with video player and window seat.
  • Built-in wardrobes and 3 drawer unit offer plenty of storage and a hairdryer is provided.
  • This bedroom has a 6ft zip and link bed which can be changed into twin beds. 

Bedroom Two

  • Features twin beds, window seat, wardrobe for storage, bedside tables with lamps, drawer unit, radio, mirror, artwork and hairdryer.

Bedroom Three

  • Contains a double bed, window seat, built in wardrobes and cupboards, 3 drawer unit, bedside tables and lamps, mirror and hairdryer.
  • There is a cot available in the study (including quilte and bed linen) to accommodate younger guests.

Bathroom

Main Bathroom

  • The family bathroom has been designed to an excellent standard whilst keeping in character with the cottage and its original features.
  • It features a bath with shower attachment, w.c., bidet, heated towel rail, wash basin and mirror.

Downstairs Bathroom

  • Downstairs the property benefits from a shower room accessed from the garden, perfect for coming in straight off the beach.
  • There is also a separate outhouse for accommodating wetsuits and surf boards.

Outside

  • The property has beautifully landscaped private gardens.
  • Patio area with table and 6 chairs and a gas BBQ.
  • There is a summer house equipped with a table and chairs.
  • A separate shower room can be accessed from the garden.
  • Boogie boards, a paddling pool and a windbreak are also provided for guests to borrow.
  • Free car parking can be found on the roadside outside the property or in the nearby car park just minutes from the property.

Watergate Bay
Watergate Bay is located four miles north of the popular holiday destination Newquay. It is famous for its long sandy beach, Jamie Oliver’s Fifteen restaurant and more recently the television programme Echo beach was filmed at the bay.

Watergate Bay beach boasts two miles of beautiful golden sands and is an excellent play ground for adrenalin fuelled water sports such as surfing, wind surfing, kite surfing, wave skiing and mountain boarding as well as being an ideal place just to sit and relax with the family.
If you're feeling energetic The Extreme Sports Academy is based on the beach at Watergate Bay and offers tuition for various extreme activities. Lessons are best booked in advance to avoid disappointment as courses can book up quickly. Wetsuits, surfboards, body boards and wave skis can also be hired on an hourly basis or for a full day from the beachside shops.

Within Watergate Bay itself you will be spoilt for choice when wanting to dine. Choices range from The Beach Hut, where you can enjoy a hearty breakfast or a lazy lunch while watching the surfers take to the sea to Jamie Oliver's Fifteen restaurant where you can enjoy an innovative menu of the best seasonal and local produce. 

Watergate Bay beach is patrolled by lifeguards throughout the summer months and has excellent facilities; toilets, car parks, shops, restaurants and is also dog friendly.

There is an excellent cliff walk to the next beach along (south), Whipsiderry, while a further walk along the coast path will take you into Newquay. In the other direction you can reach Berryl's Point, Mawgan Porth and Bedruthan Steps

Mawgan Porth

Seven miles north of Newquay you will find Mawgan Porth, shielded both sides by cliffs it has a large expanse of flat golden sand, especially at low tide, and conditions are good for swimming and surfing although they should not be attempted at extremely low tides. It is an excellent family friendly beach with a good selection of shops, toilets, a cafe and a pub as well as a petrol station.

There is a surf school on the beach for the more active holiday maker and plenty of rock-pools for the children (and adults) to explore. It is lifeguarded throughout the summer months and is dog friendly.

Just a few yards from the beach there is a small choice of restaurants and bistros serving everything from a warming cappuccino and light nibbles to fresh fish and traditional English fayre.

Booking notes

  • A deposit of 1/3 of the total price is required to secure a property. The balance is due six weeks before arrival.
  • For bookings arriving within 6 weeks, payment must be made in full by debit or credit card.
  • Only weekly (or multiples of) bookings are accepted in July and August. The changeover date is Saturday unless otherwise stated.
  • Short breaks (min. 3 nights) are accepted at other times of the year unless otherwise stated.
  • A non-refundable £19.50 booking fee is applicable to all bookings.
  • All properties are non-smoking.
  • Pets are accepted in certain properties where stated.
  • Bookings made by credit card will be charged a handling fee.
  • There is no booking charge for debit cards.
