When preparing your property for let, you should try to follow the guideline on this page. These guidelines will help maximise the chance of your property letting quickly and getting regular repeat bookings.

General Guidelines

  • Soft furnishing for the max occupancy of the apartment
  • Dining table with chairs for max occupancy of the apartment
  • Welcome guide book
  • Cushions/throws
  • Artwork/pictures
  • Colour Theme
  • All bed linen to be clean, ironed and duvet cover to be closed.
  • Colour co-ordinated valance on divan beds.
  • If a separate shower and bath is not an option then there should be a shower within the bath.
  • When photographer is booked please ensure the property is spotless with table set for dinner.

Thing's to include where possible

  • Flat screen TV
  • DVD player & DVD’s
  • Sky / Freeview
  • PC
  • Broadband
  • Play Station (or similar)
  • Welcome pack for each stay (tea, coffee, milk, croissants, wine etc.)

Where a property takes as much as this on board as possible, they have seen regular bookings and a significant return on investment.

What makes a four or five star property?

Below are some of the key elements that will ensure your property reaches a t least a four star Quality in Tourism rating.

  • Double beds needs to have a bedside unit and light each side of the bed.
  • Twin beds require just one bedside unit and light in the centre.
  • Each bedroom has to have a wardrobe, chest-of-drawers, mirror and a waste bin.
  • Lounge has to have a waste bin which is metal - not wood, plastic or wicker.
  • Bathrooms and kitchen require a bin with lid.
  • Bathroom needs to have a mirror and shaving point.
  • Kitchen inventory – follow page 25 of Visit Britain guide book.
  • Kitchen needs to have a wall mounted fire extinguisher or fire blanket between cooker and exit door.
  • Entertainment to be provided by way of books, games, DVD’s and tourist information, maps etc.

These additional elements will help your property reach a five star rating:

  • Separate freezer and fridge or fridge freezer but not fridge with freezing compartment. Dishwasher.
  • Washing machine.
